Cherokee Ridge brings together a municipality, a property owners association and a country club. Before comparing a home or a building lot, separate what each organization controls. That distinction affects the documents you request, the costs you budget and the approvals needed before an improvement begins.

Map sources and notes
Which questions belong to the town and which to the association?
The town planning and zoning page dates its comprehensive plan to March 24, 2025 and its zoning ordinance to August 11, 2025. It links the adopted ordinance and zoning map. Those are the municipal starting documents for a proposed use; the Census boundary illustration on this page is not a zoning map.
The POA architectural-review page separately provides routes for existing-home improvements, new construction, landscaping and tree-removal questions. Municipal review and association review answer different questions. Have both organizations identify what applies to the actual lot and project rather than assume one approval replaces the other.
What recurring charges should I separate before comparing properties?
The POA membership page currently lists $995 per lot in annual association dues and a separate $1,200 annual club assessment. It also lists an additional $1,800 annually per Creekwood Court condominium unit. These are published components, not a closing quote or a complete cost-of-ownership estimate.
| Budget line | How to use the published information |
|---|---|
| POA dues | Treat the per-lot charge separately from utility usage and any project fees. |
| Club assessment | Do not assume the required assessment is a full golf membership; the POA directs that question to the club. |
| Condominium association | Apply the additional unit charge only where the condominium association applies, not automatically to every house. |
There is a real source discrepancy worth resolving before a contract: the town’s services directory still shows $695 in annual POA dues, while the association’s own membership page shows $995. Use the association’s published figure for the comparison above, and obtain the current lot-specific statement, assessments and transfer requirements through the transaction. Do not silently average or combine the conflicting dues.
How far ahead should I prepare an improvement request?
The POA’s December 2023 homeowner-improvement checklist asks for plans at least 30 days before approval is needed. It says a shorter review depends on the completeness of the submission; that is not a guaranteed 30-day approval.
Start with the correct existing-home or new-home checklist, describe the work and gather the requested plans before committing to a contractor’s start date. A tree, landscape change and building addition are not automatically the same submission. Use the published architectural-review page to choose the relevant route and the town’s planning page for the separate municipal question.
Who handles water billing and the wastewater system?
The town lists Arab Water Works for water service and says the development’s wastewater plant is private, with the sewer fee billed monthly by Arab Water Works based on water usage. That is a billing arrangement, not evidence that the City of Arab sewer system serves the property. The same directory identifies Arab Electric Cooperative separately for electricity.
The Arab-area account-transfer and new-connection guide explains why an existing meter and a new connection need different requests. Use that planning distinction where the named provider applies, but do not import Arab city garbage or sewer rules into Cherokee Ridge merely because the water bill comes from Arab Water Works.
Are the recreation amenities public town facilities?
The POA describes owner access to the clubhouse, restaurant, pool, playground and courts, and directs full golf-membership questions to the club. Town status alone does not establish public access or guest privileges. Ask the operator about the activity you intend to use before treating an amenity as part of your routine.
For the broader property-record and school-system journey, continue to the Marshall County guide. Keep those public-office questions alongside the association documents, not inside a single undifferentiated “community fee” or “town services” assumption.
