Broomtown – Cherokee County

Broomtown is an unincorporated Census-designated place in Cherokee County, not a town with a municipal street department. When comparing a home or land here, I would give the access road its own place in the decision: who maintains it, what records describe it, and whether planned work reaches a public right-of-way. A familiar road name or a line on a map does not answer all three.

Does a road number mean the county maintains the road?

Do not assume so. The Cherokee County Engineering page links its Road Acceptance Criteria. That document distinguishes assigning a road number from the County Commission’s acceptance of a road into the county system. Its subdivision procedure calls for road numbers regardless of public or private ownership, followed by separate acceptance and final-plat steps.

The document states an original effective date in 1989 and a pavement-cost revision in 2013. Use it to understand why numbering and acceptance are different questions, not as a current construction-price quote. Ask Engineering to confirm the status of the particular road and the current records or process that apply.

For an existing home, gather the road name or number, parcel identifier and available survey or recorded access documents before making that call. If access crosses another property or involves a shared private road, have the relevant documents reviewed by the appropriate title, survey or legal professional. A county maintenance answer does not by itself establish private access rights or cost-sharing obligations.

Where do road and drainage questions go?

The county’s Highway Department page lists 1875 East Main Street, Centre, AL 35960, 256-927-5573, Monday–Thursday 6:30 a.m.–5 p.m. Engineering publishes the same location, phone and departmental hours. That four-day schedule is different from the general Commission hours in the website footer.

For a routine concern, identify the exact stretch of road and describe what you observed, such as a damaged surface or drainage problem. Ask whether that location is county-maintained before assuming the department can perform work. A Broomtown address does not turn a private drive, state route or another owner’s drainage feature into county property.

What changes if a project reaches the public right-of-way?

The Engineering page also links a right-of-way permit procedure dated 2001. It addresses work on county-maintained public rights-of-way and identifies the County Engineer as the permit administrator. The published application requirements include the work location and description, proposed schedule, equipment, methods and restoration plan.

If a proposed driveway change, utility connection or other project may affect that space, describe the work to Engineering before hiring someone to proceed. Ask which current permit route applies and request the current requirements and quote. The old linked procedure should not be treated as a ready-to-use engineering design, a complete project budget or approval for a particular site.

What you are trying to establish Keep this evidence separate
Road identification Road name or number and exact location
County maintenance or acceptance Engineering confirmation and the relevant county record
Private access rights or shared costs Recorded documents and qualified professional review
Work affecting a county right-of-way Current Engineering requirements for the proposed work
Wastewater arrangement Existing system records and the responsible provider or health office

Does being outside a town remove every approval question?

No. The county’s zoning and permitting page says the county does not have zoning regulations or building-permit requirements outside incorporated areas, but separately identifies the County Health Department for septic permits at 256-927-7322. That limited county statement does not settle right-of-way work, wastewater, private restrictions or every other approval a project may need.

Start with the actual parcel, existing improvements and intended change. Ask the responsible offices which current requirements apply, rather than turning “unincorporated” into a promise that anything can be built. If the home uses a private well, the Cherokee County private-well handoff guide covers the separate records and testing conversation; the CDP label does not identify a home’s water supply.

How does this fit into a home shortlist?

Keep the access documents and the office’s response alongside each property’s other notes. That makes it easier to compare a home on a confirmed county-maintained road with one reached by a shared private route without assuming either arrangement from its appearance.

The Cherokee County guide provides the broader property-record, school and utility handoffs. I can help organize those questions around the homes you are considering, while the county and qualified professionals establish the road, property and project details.
